As a common industry practice, prime General Contractors (GCs) typically require the Mechanical Contractor responsible for Division 23 (Heating, Ventilation and Air Conditioning (HVAC)) to include Division 25 (Integrated Automation and HVAC Control) as a 2nd tier subcontractor. This approach adds another layer of pricing markup to every project and exposes the GC to costly change orders related to missed or undisclosed Building Automation System (BAS) scope gaps. CQS has established itself as a capable and competent BAS consultant and installation contractor with an in-depth knowledge and experience with all related trades including but not limited to Division 23 (HVAC), 25 (Controls), 26 (Electrical), and 27 (Communications).

Bridging the Gap

Leveraging our experience and approach, prime GCs will have full control of Division 25 and its related trades. As BAS consultant to prime GCs, CQS bridges the knowledge gap between GC and mechanical contractor, thereby allowing Division 25 to be specified and bought out as a 1st tier subcontractor. This approach eliminates the 2nd layer of markup and provides direct management and control of BAS implementation from beginning to end. CQS therefore becomes an extension of the prime GC project management team to operate as the clearing house of ALL BAS related Requests for Information (RFIs), submittals, drawings and specification reviews etc.
